If you're a landlord...
What info do you request from prospective tenants? I'm looking into a couple now and for the first time something I ask people for, never a problem in the past, was denied.
Thanks!!
ETA the people are from OOS and I wouldn't be able to meet them until the move.

I ask the same and if they are saying no to that then that is a huge red flag to me.

Any landlord usually asks for these items...steer clear, something seems strange.

Re: If you're a landlord...
I would keep looking. If so many issues already you are probably setting yourself up for more problems.

If you're a landlord...
I think credit report, references, and 2 stubs is fair. I had someone ask me for my account balances and I refused. I thought that was unreasonable. I also think it would be unreasonable to ask for taxes as income unless they don't have a conventional job and can't give stubs.

I think asking credit report is crazy, you can have bad credit from years ago but pay your bills on time.
I think as long as long as people have proof of a job by way of pay stub and ref is all that is needed and your gut feeling. Everything else is BS. IMO. A

A asking for a credit report is pretty standard. You can see if someone had issues a long time ago but they are on the path to righting their ship versus someone who is continuously irresponsible.

credit reports don't change over night. Just wondering what is the oldest report you would accept?
PS, I have great credit and will be looking for a new place but still hate being asked for a report. You don't need one to buy a home but to rent you do

Of course you need a credit report to buy a house. Why would you think otherwise?

If you're a landlord...
I go through a broker and am always given a credit report, criminal check, pay stubs and an account balance. Like I can literally see you went to panera bread. All I do is make sure you have appropriate credit. It doesn't have to be 840+, a job, income.
And whoever said you don't need a credit report to buy a house you do if your taking or a mortgage. If you pay cash in full you don't. And not only that. Most lenders won't approve you if you're 700 or less. And for a jumbo loan you need like 740 and up.

I don't know :( but I still think most of it is BS. IMO, LL don't need to know what stores I go to or what I buy. If you have a job, pay stubs and income, that is what a LL needs. People can look great on paper but end up being a pain. I think too much is placed on credit in general. ( and I have great Credit) the most ridiculous things can have an impact one credit, and the way score is determined to just crazy. If you close a CC it has an impact etc..

If you close a CC it has an impact etc.. most want to see consistent on time payments for revolving debts. Hey want to see pay stubs so that you can pay going forwards too. I personally don't care about he store you shop at. It would tell you if your credit or charge cards are paid timely, not that you shopped at xyz store unless you have a credit card there. I would only accept a credit report that I pulled. You have to agree to having it pulled, not hand me the credit report. I don't know if you the tenant doctored the report somehow. I am going with what I know and trust. Fwiw, 700 is the lowest acceptable rate for me. I don't need perfect 800+ credit! but 550-600 is not going to cut it. You are a real risk of nonpayment or late payment with those scores. And as for a home purchase, of course they pull your scores. It is a hard pull and too many hard pulls will lower your score, so be careful about that. They pull it the day you apply and the day before closing too. So I don't know where you thought it was not used, but it is, by your employer too, especially if you want to handle money for your employer.

Re: If you're a landlord...
I have an application I have them fill out. The application asks for stuff like references, occupation and income, last 3 addresses, etc. I also ask them to print out a credit report.
I'd never rent to someone who refused to fill out the application.

I don't really agree with your score standards. I think it's more important to look at how old negative things are. Many people are under the incorrect understanding that within 7 years, negative issues are removed- but actually it can take years and years for accounts to "close" and that is when the clock starts.
My example, is actually a personal one. When I was 18 I got a bunch of cards and was a complete disaster. I am now 35 years old, a professional with very high income, payments of ccs, cars, scool loans, etc. ALWAYS on time- and my score is STILL affected believe it or not by the dumb things I did as a kid. A lot of those accounts did not officially "close" until I was much older, even though by the time I was 25 I was well out of that phase where I didn't give a crap about credit etc. I am first now seeing score increases each year. I literally had below a 700 just a few years ago even though I have not paid a single bill late in a decade, lol.

If you're a landlord...
I have them fill out an application that has previous landlord references, place of employment, proposed occupants, and permission to run a credit and background check.
Then I ask for 3 consecutive recent pay stubs and I run a credit check which includes a background check that checks criminal background and the sex offender registry.
I require the credit score to be somewhere in the 6's and above. I do take into consideration medical and school loans but I am not forgiving on credit cards/utilities/cars/past rents because as much as you may be a wonderful person who is to say that you will pay me on time if you did not those people? Unfortunately you are ultimately a stranger and I can't just take every Tom, **** and Harry's word for it on how great of a tenant they will be. The cost of being a landlord in that case is very expensive (loss of rent, attorney fees, court fees, sheriff etc.)It is more likely that a person with a great credit score will not want to ruin it by not paying their rent.

If you're a landlord...
I was thinking about this last night. I think I would prefer credit check and references bc what I earn, imo is my business. I don't even share that info with friends or family why would I want to tell a stranger nor do I think they need to know. JMO. If my credit is good thn shows I can pay my bills. I know many will not agree with this. I just hate giving private info to others.
