If you sold or purchased a house in the past 3 months, how close was the appraisal?
We just had an appraisal done on a purchase and the appraisal came in exactly at the selling price. I was surprised it came in exactly the right amount. I'm curious, if you bought or sold a house, how close was the appraisal?

My parents just closed maybe a month and a half ago. Their house came in almost $250,000 more. They got a short sale.

don't be too surprised - the appraiser knows the selling price. 
the appraised value should reflect market value for the property - meaning what someone is reasonably willing to pay for it. The sales price is just that! If comps support that value, the appraisers job just got easier.

we bought in june and the appraisal was only $1k over what we paid. it was listed at $20k over what we agreed on paying though!
