I don't get it
They want $500k and the house is outdated and needs TLC. Without seeing the house, I would say they need to go down at least $100k in price. With the way the market is now, real estate agents and sellers are going to have to come to their senses and realizes that the houses arent going to be worth what they were two years ago. Scott

Seriously I would love to know what some people smoke before they put their house on the market?? I have been on just about every RE site from here to NC and I am still amazed at what people THINK they can get.

Check this out:
What 669k buys you in St. James. Less than a 1/4 acre. I've seen this house, it's not that big!
Even if we had the money, I would never pay that much for that house in that part of St. James.
People are crazy. Their punishment is that it's September and the house isn't sold.

This is not a seller's market right now. People need to realize there is a difference between what they "need" to sell their house for and what the market can carry. Unfortunatelly, some seller cannot sell their house lower because of what their mortgage, etc. But I don't get it. If you cannot sell your house at a lower cost because you would lose money, why sell it? And if you must sell it in today's market, you have to accept the loss.

I think people have a biased perception of what their homes are worth. They have lived there 30 years, have done a lot of work, whatever the case is, people usually think (particularly in today's market) that their houses are worth more than the current market value. Its this combined with the inflated home prices from a few years ago that contribute to houses that are overpriced. Most real estate agents are going to tell homeowners the bottom line - what the comps are and when they think the house will realistically sell for. But many homeowners think, "well I think its worth X more than that," and the seller has the final say of the listing price.
