How long after showing did you get an offer?

How long after the showing did you get an offer? Yes, I am totally antsy from our two showings today.

One went well, the other I didn't get good vibes from, but I am still hoping for good results!

The next day. But we took about 5 days to make an offer on the house we bought.

It really varies. And as a seller, there's no way for you to predict. Although you should make sure your agent follows up with the agents who did the showings to get feedback from the buyers.

I have some customers who see a house they like and write up an offer immediately after seeing the house. These are usually buyers who have been working with me for some time, who know the inventory on the market and who have maybe lost out on a home or two. So at this point of their search, if they see something that will work, they jump on it.

Sometimes, it takes a few days, because they want to "sleep on it." Or they've decided to make an offer, but they need to get an updated preapproval, or need to find time to meet with me to sign the offer form (or email or fax it back to me), or they want to research comps....

Keep in mind that people, especially first-time buyers, often want to see a property more than once before making an offer. So many times interested buyers will schedule another appointment and even bring others (parents, friends, etc.) to view the home with them. And then an offer comes in after the second showing.

I've also had offers come in MONTHS after a buyer has seen my listing. Unfortunately, not everyone who looks at home is a ready, willing, and able buyer at the time they are looking. Some people look at homes slightly above their price point hoping they come down, others have a house they need to sell before they can buy, etc. I recently had a co-op listing in Freeport on the market for about 6 months. After it went under contract, I had another buyer call me to make an offer. He had seen the unit over 4 months prior at an open house, but at that time, his house was on the market and hadn't sold. When he was finally in a position to buy, the unit was not available, but if it was, it would've been months between when he saw it and when he made an offer!

I think it depends. My DH is a "sit on it and think" kinda guy so there is no way we would have made an offer that same day. Usually, we made an offer 1-3 days later.

I feel that fdor the most part (in my experience) those that are HIGHLY interested will schedule a 2nd showing and then offer to follow that.

With us once we didnt hear from a buyer after 4-6 days they were not interested at that time (for whatever the reason).

those that were interested usually called back within 1-2 days for second showing.

Those that were STILL interested we would get an offer usually within 2 days then.

Granted....even with offers, accepted offers....we didnt sell!!

SO I guess anything is possible!!

ETA: in 2007 when we sold we got an offer on the spot.
