House was inspected... now what?

OK, so the house we are going into contract on had its inspection this weekend. We got its report and I am wondering how to proceed about the repairs. There are a lot of little things like caulking, fixing a door jam that doesn't close properly, etc.. Then there are some bigger issues.

Do you ask for $ off the price based on an estimate that you get or does the seller agree to fix things?

you speak to your real estate agent and review the things found in the report.

asking for door jams to be fixed and calking is silly IMO. those are VERY minor things that really fall under up keep not repairs.

Major repairs, you need to decide what you want to do. your real estate agent will tell you if you are still getting the house for a fair market price with repairs needed. or if you want them to be fixed, or $ taken off the price so you can have the times repaired on your own (highly reccomend this route because you never know who they have fixing the things and they could just patch things so they look like they are fixed but not be fixed to your standards)

Remember, home inspection reports ONLY tell you what is wrong with the house, so it sometimes seems worse then it is, kinda like complaining Chat Icon unless you are buying a new construction home, you need to expect the home will not be in perfect condition, and most buyers buy a home that needs some sort of TLC.

Thanks.... Yes, of course fixing caulking isn't something we'd ask for... I meant caulking around the house b/c the gutters are all pointed towards the house and it's a water hazard... sorry I wasn't clear hehe :)

In any event, it is a 2002 house, so it should be in pretty pristine condition I think for the price we are paying.

The big concern is that the attic is VERY hot and the HVAC up there isn't insulated so it's probably running very inefficiently. I am calling around for estimates but that seems costly to fix. There was a broken window and exposed wires outside and in the garage. I think those things should be considered the items to get a credit towards repair, right?
