home buying timeframe
i know it probably depends on a lot of factors, but how long is the process from putting in a bid on a house to actually moving in? our lease is up in july and we'd like to move then... just wondering if it was too early to fall in love with and put a bid on a house.

It usually takes 45-60 days to close the home once you go to contract. If you start looking in the spring (Feb-March) that should give you enough time to look and make offers. If it is a seller with school aged children, they would appreciate a closing end of June / beginning of July.

Depends on many different factors. We agreed upon a price and had our contract/inspection done in less than a week. We then closed within 30 days.

We started looking in May, found our house in July and put an offer in, which was accepted. I changed jobs so we waited almost a month before going forward. Went into contract in mid-August. Closed October 21st.
We came across a few bumps while in contract -- house wasn't appraised and since we were doing a seller's concession, we had to renegotiate the price. Otherwise, we probably could have closed weeks earlier. Still, it went by very fast.

I am RIGHT in the middle of the process and have asked the same questions.
We know our lease is up in the end of APril and have been looking since September. Seriously since October.
We found a house in the north port area. We saw it on nov 19th. We made a private appointment on Saturday the 26th. Made a bid that day. It was accepted on Monday the 28th. We inspected on Wed the 30th. They sent over the initial contact on Saturday dec 3rd. We got the rider and contract back today (after our Atty went over it today).
We will be making a tweak here and there and hopefully wil, sign by the end of this week.
Closing is goi to be interesting. It's going to be a little longer than usual. My understand is closing is usually 30-90 days after signing the contract. We might not close till April, which is tom accomodate the seller. Plus it does help us with OUR lease situation as well.

Ours turned into a nightmare situation because of our seller. It was around Thanksgiving that we put in our bid, went to contract quickly and we were supposed to close before the end of Feb. That's when she started playing games and we had to finally threaten legal action to force the closing which happened in late April.
We were lucky in that we were able to stay month-to-month in our apartment until we were finally able to close.

We had a conventional mortgage. FHA loans take much longer to close.

Actually, with an FHA loan, the process is the same. FHA loans don't take any longer to close than a conventional loan these days.
How fast a bank can close a loan really depends on the particular bank and their processes, but not the loan type.
