Has anyone sold a home/ condo/ coop
on their own? If so how did you advertise, weed out the wierdos, and how long did it take?
We have a coop and we will not be making much of a profit on it if we sell. Thought maybe we could try ourselves. we are not in a rush at all and can really take our time selling it ourselves.
also, I think avg. sellers commission is 6% , does that sound right?

You have to be realistic price factor is huge. Look to see what other coops have sold for in your market place and how long they have sat. In order to sell quickly you have to have something that sets you above the competition..
You can sell on your own its a bit of work but can be done... Make sure your unit is devoid of any real personal effects you want people to come in and notice what a great place this is, how spacious keep it neutral.... I always say its a good way to get rid of crap you dont need and gives you a heads up in packing.. Also see when other open houses are in your area good way to get traffic in yours....

we def. know the price to list it from looking at other sites and comps. Our cousin is a mort. broker and gives us the most up to date comps. we figured we'll start moving our stuff out so it' s not too cluttered when People come to see it. Thanks for the input!

I sold my co-op by owner. I put an ad in the local paper and within the first week, I had several calls. My case is an exception though, thanks to my dad, brother and my decorating skills ;) it was beautiful and it was right on the beach. The first person who came to look at it made an offer. I was totally not expecting that.
I think you could tell though who's genuine and not. I had a few others come after the 1st offer just b/c they had appointments and to see what they would offer me and trust me you can just tell. Don't worry to much about it. It's the boards job to research them.

Just wanted to add that just like selling a house, staging is really important. Be sure to remove any clutter!!

We sold our co-op by owner and just closed on it last week. It really depends on how much work you want to put into it. We posted on Craigslist only and were just super patient. We probably showed it 20-25 times over 6 months. We actually accepted the first and ONLY offer we received. We just wanted it off our backs so we could bank the $ and start house hunting. We did make a small profit, but not much (we didn't buy at the best time).
I have seen people do their own open houses, which I tried, but no one came-lol. I also considered posting in Newsday but thought it was kind of pricey.

We sold our coop by owner and we got a prime buyer in a matter of two weeks.
I will offer this disclaimer though:
Our coop was located in Huntington Village so we were always being hounded by people who wanted to buy there.
Location, location, location.
ETA: Just read that you are not in a rush. I would list on my own then. If you have the time, take the time.
