Got quote for 3.75% no points
Just got a quote for 3.75% no points with closing costs build it. This seems to low to me. If I pay up front my pmts will be even less. Since I have a CEMA request my pmts went down a lot. The only worry I have is when she does a GFE (she only did a worksheet) I will see the real price.
Anyone have advice with this?

Your credit must be great... and I won't worry about the mortgage rate being unrealistic. If you check bankrates or zillow.com/mortgage-rates you'll see that rates of 3.75/zero pts. is typical right now.
I closed on my refi mortgage last December and got the same rate as you, and that was before the recent rate dip!
Ask for a GFE with rough numbers and make sure it includes third party costs too.

A quote now doesn't really mean much if they know that you aren't in contract and can't lock. They can pretty much tell you anything knowing you can't currently take it, and rates change daily.
I would start getting quotes after you are in contract because if they give you a good quote then... you will be able to actually use it and lock the rate.
My broker had 3.875% with no points yesterday.

In case anyone is interested I got a quote from Entitle Direct for title insurance and it was a few hundred dollars less than the quote the broker gave me.

where are you seeing these rates- I got 4.125% to refi with my bank HSBC and our credit scores are way high

I did something online where you put in your info and the mortgage companies call you. The company that is giving me this rate is Silver Fin Capital Group.
