 If you are paying 5% in closing costs.... you are getting a bad deal (at least in Suffolk).   5% for me would have been 21k in closing costs.  NO WAY I pay that much.
 
 
 I am not sure how much more Nassau County tax stamps are over Suffolk.  But it can't be too much.
 
 
 Look at my GFE and compare.  I got just about all of my "800 fees" waived.  The only thing that I couldn't get waived was the application fee.... but if you look at the bottom right at the totals... at closing I get $250 of that credited back.
 
 Everything else... VERY LOW closing cost fees.  I even had property and hazard taxes escrowed which added 2k+ onto my closing costs (I didn't have to do this).
 
 
 Trust me when I say these are the numbers you want to shoot for when doing mortgage shopping.  If you can find them cheaper (which you may be able to)... i'll commend you.

 | Re: Closing Cost. On a 340k home with nothing down we paid 10k - our lawyer was very helpful in getting it down for us.
 ETA: we also paid 2,250 for our attorney - partly b/c the seller did not use an attorney, and used OURS instead to ask many questions, etc.

 If I remember correctly, that's in GA, so you're comparing apples to oranges, not necessarily a good comparison.

 $8,000 in GA money is probably like $20,000 in NYC money.

		|  | Re: Closing Cost. Kristin- I believe some of it will depend on how much the sellers already paid in taxes. For example, the sellers of our house had paid village and school taxes (I think- I know there were two categories of taxes). For argument's sake, let's say they paid the school taxes for the fiscal year that ended in August. We took possession in May. So we had to reimburse them for the taxes that they'd paid, cause they were no longer living there. 
 It was a small portion, but it still added up.
 
 Also, part of our closing cost was reimbursing the sellers for the oil that was already in the tank- that was about $600.
