for those that have had their house appraised.....
we're in the midst of refinancing, and an appraiser is coming here on Friday....just curious how long the actual appraisal usually takes, and what exactly does the appraiser check?
I've been driving myself nuts cleaning every corner of my house like we're putting it up on the market, DH told me to take it easy b/c the appraiser will most likely only look at the overall condition of the house.
Just wanted to know what everyone's experience was like and if you got a copy of the appraisal report what kind of info was provided to you?
ETA- did they look at every floor of your house? basement, attic, etc.

If they come inside (and don't do a drive-by), most likely they will just look at the general condition and probably measure all the rooms and draw a floorplan.
I don't think you have to knock yourself silly having it "show ready" like you would for a buyer. Clean is fine.

thank you! yes they are coming in since he set up an appointment to meet with me. I was curious about the whole process, since we've redone most of the 1st floor, but haven't touched the 2nd floor yet (including our planned conversion of a half bath to a full bath). I'm hoping the fact that our kitchen has now entered the 21st century and left the 70's that it boosts our value quite a bit from our purchase price in 2005! we'll see! I'll definitely share their appraisal value once we have it. thanks for your input!
