first time seller tips?
I'm selling my first house! It's happening really fast too (fingers crossed!) I listed just in time for the first time home buyer's tax credit. In any case, I accepted an offer on Monday, my potential buyer had his inspection today (and was happy with the results) and contracts should be signed by all by Friday.
Can any of you lovely ladies and gents offer this first time seller your words of wisdom? any tips? things to think about ahead of time?
TIA! I'm nervous!

My deal fell through!!!  
Yesterday my buyer was sooo happy! He was pleased with the results of the inspection, today his finances were in order and he was signing... he'd been looking for 1.5 years and fell in love with my house. And then... with no explaination - backed out!
I'm so sad!

Oh I feel so bad for you! THis has happened to me before but dont worry, its just not meant to be at this time. One thing I have learned is never get too excited until those papers are signed! Good luck and im sure it will work out next time around!
