Finally our offer was accepted!!! - with question

After losing 4 houses and getting to the point where we really thought finding a house was just never going to happen for us, we put in an offer on a townhouse on Friday and our offer was accepted today!!!! Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Over a year and a half of house-hunting Chat Icon

We got this place for a STEAL. We're thrilled with the price, the condition of it, and the location. And the best part is, the sellers want to close as soon as possible!

Please keep your fingers crossed for us that we go to contract quickly and everything goes smoothly through closing Chat Icon Chat Icon We're so ready to begin the next chapter in this place but with all of our bad luck so far I'm still skeptical that this will happen.

Thanks to everyone on this board who gave advice and answered my questions throughout the house-hunting process Chat Icon

And one question - Now that our offer has been accepted, what happens now? What are the next steps to the process of making this "ours"?

1. Call your attorney and give him or her the heads up

2. Home inspection

3. Then you wait for the seller's attorney to send your attorney the contract.

You can't apply for a mortgage without the signed contract, but you can start getting together whatever documentation you will need.

Congratulations on your accepted offer! The next step in the process would be to retain a real estate attorney. You should also schedule a Home Inspection so that any issues can be addressed in the Contract of Sale for the property.

The seller's attorney will draft a Contract and send that to your attorney for review and comment. Once both sides have agreed to the terms of the Contract, both parties will sign and you, as buyer, would provide a downpayment to be held in escrow.

Thank you so much - this was great information! We're waiting on the contract from the seller's attorney now. Luckily, we already have a real estate attorney from previously when we drew up contracts for a short sale earlier in the year.

Hoping for smooth sailing from here.

Congratulations!!! We went through 4 different houses too, until we bought our current home!

Everything happens for a reason, for us the 5th house was by far the nicest.

Sounds like you ended up with the perfect house too.
