Do you think taxes will go down with Mangano in 2011?

All of our homes have been reassessed by Nassau and have decreased approx. 17%. I remember there being a thread on here sometime ago. Do you think taxes will go down being our assessments did as well?

I work for a commercial real estate developer in nassau and he doesnt think residential taxes will go down unless nassau cuts its spending. He feels the county is broke now with taxes so high they definetely aren't going to lower them. He said that while the assessed value went down, they will just raise the tax rate.

The thought of this makes me sick Chat Icon to think I will be paying the same taxes next year as I am this year when they say my house is worth over $150k LESS than what I bought it for in 2006.

ETA: The other thing that stinks is that being our assessments dropped it is kind of hard to grieve our taxes now because we can't find the tax rate, just the assessed value.

Probably not.

But look at it this way, it will be more likely to go down with Mangano than with that crook Suozzi.

Doubt it even though it was his campaign platform. They can't cut taxes unless they find the money somewhere else...

I hate to burst anyone's bubble...but taxes in Nassau will NEVER go down. I've been in the business for 20 years and have yet to see anyone's taxes ever decrease. Sure - you can get your ASSESSMENT reduced but what happens when your assessment gets reduced, the taxing authorities RAISE the tax rates.

Say everyone in your neighborhood protests their taxes and wins and the total assessed value for that particular neighborhood goes down by say $3 million. Well, the SD, the garbage district, the sewer district, the county, the police, etc., must make up the difference - how do they do that - they raise the tax rates.

Assessment X tax rate = amount of taxes paid.

I hope Mangano can untangle the mess, but I don't have hope that it's going to happen.

It seems like they set it up so noone is going to be able to grieve their taxes anymore. You grieve your assessed value, not the rate.

no way! what jellybean said, they are changing the formula so people will not win when grieving taxes because they are complaining nassau county loses millions of dollars every year bc of these grievances.

they are just going to go up up and away.

Unfortunately, there is no simple answer. One way to help solve the problem would be for Nassau County to make the School Districts responsible for paying their own refunds. Right now, Nassau County sets the assessments and you pay school taxes on a separate School tax bill. The schools/librarys get 100% of this money. The receiver of taxes just collects it. When you challenge your assessment and win, the COUNTY not the school district is responsible for paying the refunds. The school district who received the money doesn't pay anything. Of course the school districts' argument is that they don't set the assessments so they shouldn't be penalized for paying out if they are incorrect.

I don't know what the answer is but I feel like if they were responsible for paying refunds, maybe they would set more realistic school budgets?

I'll come out and say I think it will be possible, although unlikely. Most of the taxes are school taxes and if they can manage to trim a lot of the fat out of these school budgets, maybe they can bring taxes down a bit.

I just moved into Plainview/Old Bethpage school district. School taxes are INSANE. They have to be able to cut somewhere.

Nope.. That was the major argument your house is worth less but our taxes dont reflect that... Its a sad state of affairs we are in.

No, I don't think taxes will go down. The only way taxes will go down is if the County cuts services or staff. Those are its biggest expenses and I think politicians hate to do either. Sure, he can limit how much they spend on paper clips and such, but I don't foresee layoffs or big service cuts in our future.

Considering that the state budget proposes to drastically cut the school aid going to Long Island, it's more likely that your taxes will go up, not down, as the school taxes skyrocket to make up the deficit.

I don't know if they are ever really going to go down regardless of who the Exec is - it could be The Suozz, Mangano, or a Unicorn for that matter! I just don't think it'll improve.

I do not think they are going to go down, Ours up over 15,000 and my neighbor across the street is paying over 18,000

I am going to estimate we will be paying close to 25k in the next 5-7 years

Yes I wonder the same exact thing too!
I have some neighbors on my block who are on 40x100 size lots with tiny 2 bedroom ranches and they pay 10k a year in taxes
I am sure theres will be close to 15k in the next 5-7 years as well!

I don't live on LI, but that's pretty standard where I live. We are paying $20k, my next door neighber is $27k and the house across the street from me is $31k. There is a community about 2 blocks up from me, that the taxes are all $30k and up.

It's sick......

It's crazy... i hope something happens but its out of control. no wonder so many people are moving out of state! my co worker told me that she went to a relative's house in Virginia and they were shocked at the amount of taxes we have to pay each year here.. over there they pay like $600 for the entire year!

I don't see property taxes ever going down. The only leverage left in Nassau County is to work on the school taxes. In my district there is a ton of fat to be trimmed. Budget votes are coming, I think more people need to take an interest in that.

The problem with the budget votes is that you think you're voting to trim the fat but in reality, if the budget gets voted down the teachers, admin staff, and superintendent still get the same raises they were going to get - the only thing that suffers is the kids. They'll cut the art, sports and music programs. It's a disgusting mess.

It is a disgusting mess. I am hoping enough budget vote issues and my district will wake up to the fact that it needs to consolidate. Some people need to be laid off, children will need to be rezoned, but it would be a help.
