Do you have to spackle nail holes when selling?

When you sell do you have to repair all the nail holes? Can you leave anchors in the wall?

Another question--how clean is broom clean? Do you have to clean the oven, fridge, bathrooms, etc? or just sweep/vacuum and make sure nothing is left behind?

I was thinking the same thing...I plan on leaving the nail holes but wiping down the bathrooms and cleaning the floors. Nothing major but I want it to be clean.

We just moved in a couple weeks ago, and there are nail holes and anchors everywhere, so my giess is no, but it would be really nice of you!!

It would be really nice of you.... don't care about the nail holes so much as making the bathrooms and appliances at least look like they were wiped down.... ours was left in disarray.... and definitely not broom swept and we are not getting a penny for it from the sellers... so i guess it doesnt really matter because not being broom swept doesn't yield any repercussions for the seller.... but i know on LIF we're all nice, so :) hehe

No you do not but it is always nice. The past sellers of our home left over 20 nails in some walls mixed in with toggle bolts which leave fairly large holes. It wasn't a big deal for us to spackle though.

Broom clean doesn't imply it is vacuumed- it means that all your personal effects are gone.
Any furniture or appliances not include din the sale, etc.

Thanks. I wasn't planning on leaving it a mess or anything, but I'm not going to kill myself scrubbing the place down. I was planning on spackling and touching up the nail holes, but quite honestly our buyers have been a real PITA so I don't exactly feel like going above and beyond for them. I'm usually not like this, but they have been ridiculous.
