I just looked at a new condo and I Just need help! Do you think it's worth it to pay $315,000 for a 2 bedroom, 2 bath condo? They were just built and are gorgeous, and so are the pool and gym... The location is very good, taxes are decent, condo fees are low.... I just can't decide what's better... Buying a not so nice condo for a lot less than that and were built like 30 years ago where everything is outdated or a new one built in 2007 with washer, dryer, dishwasher all brand new etc... I just don't know what to do. I know I will be ecstatic to live in the new ones but that's a lot to pay for just a condo... Ugh, thanks! Chat Icon

where is it? dependingl on the location- I think it could be a good price

I would probably go for they new one - rather then one that needed to be gutted- provided I liked everything about the new one

Depends on where you are looking. We paid more for ours and we don't have those amenities so if it was where I live, I'd say it was great, but for other areas it could be too high.

It's in Central Islip, but it's in a really good area... The only thing around it is the courthouses and the Ducks stadium and they are building the area up and it's starting to be a lot better of a neighborhood.. The school district doesn't really matter either. I know it's not the best area, but we can't afford too much over 300,000. It's actually 292,000, not that makes a difference, this whole process just stresses me out lol thank you everybody!

There is another condo complex around there - Park Row, I believe.

There was an issue a few years ago in that complex that people were having issues selling, due to location. You might want to look into the location a little bit more. If you haven't already, you may want to drive around at night. You say the school district doesn't matter to you - but it might matter when you try to sell it, IMO.

Thanks, I know where Park Row is, it's a lot farther south from these. I just like this area b/c it's going to be gated and everything and because it's so secluded

I would not buy a new construction condo or townhouse right now.
I'm still thinking the market is going to slide & condos & co-ops take a big hit at first.
If you think you can be positive you'll stay in that home for 6-10 years than MAYBE I'd say do it.
Historically that's how long it has taken the RE market to rebound from cycles like its in now. I personally have know a few people that bought new construction townhouses & couldn't sell them for what they paid a couple of years later. This was back in the early 90's. And they were in a VERY desiarble town & school district.

I wouldn't spend that much for that location. There are others in Suffolk for that price or less. The fact is that many people who buy 2 bedrooms are concerned about the SD, so I think resale would be difficult.
