anyone know the approximate "mark down" on sales for Condos or co-ops right now?
My friend is looking at one for 189K, what would be a good offer?
in RVC...

it will vary between condo's and co-ops, and even between specific buildings and unit condition. But using straight up statistics...
of the 31 condo/co-op sales in RVC in the last 6 months:
The average difference between listing price and selling price was 7.48%. The median difference between listing and selling price was 6.1%.

ITA. Ours sold for asking because it was priced low. It depends on the area and comps.
