comps help
we saw this house tonight that we both really like. we are thinking of making an offer but the range of the comps are all over the place and need clarification on this before we decide where to start.
this house was originally a cape and they made it into a colonial. they have 6bdrms, which we don't need, 2 of which is on the 1st floor but there's no formal living room. they have a small den in the back of the house. now, is that a good thing to have so many bdrms, meaning add to the house value? also, upstairs have only 1 bath for 4 bedrooms. the agent said that the extra bdrm add value to resell. does it? i would think a formal living room and master bath is better than 6bdrms, in term value wise.
