Co-op dwellers - can we talk about our maintenance charges
So we bought it 2006 and our maintenance was $740, it had gone up in the last 4 years to $977 which is what we are currently paying. HOWEVER! we just got a letter and its now $1016.00! We are in Smithtown, but even still that seems utterly ridiculous! I cannot (even taking taxes into account) see why our maintenance is now over $1000/mo. Our mortgage is only $1500 for christs sake!
Not to mention, we have NO amenities and the care of the property has gone down the sh!tter and half of the gardens and shrubs are dead and they just pull them out leaving dirt where there were once plants. We even further kills the market value!
Are you guys finding the same thing happening? Is your maintenance now giving your mortgage payment a run for its money?
Im SO p!ssed!

I have had my co-co for 5 years and we had one assesment for a 6 month period. Other then that we have not had any increases. We also have a small building so there is almost no maintenance to keep up with. There have been no major updates or repairs on the building.
Can you go to your board about this? They would be the ones to approve the increase.

What we call a board is a joke, the meet like once every few months, and dont really do anything....EVER and you cant get a hold of them. There have been no major repairs, not in years, a few years ago they replaced the shutters and everyones front doors,but we are talking like 3 years ago. We also have a small building, maybe 16 units. its ridiculous.

We are in the same boat. We have 18 units. We just had to fire our mngmt company because they were not paying our bills. We almost had the water turned off in August. Who knows if we will have heat in the winter because we have not had an oil delivery since May. We have had a 1 person board member for 3 years who did nothing but accept the promises of the sponsor. The only thing she did was keep our maintenance down. I am trying to sell because we have a baby coming in 2 months and need a bigger place. I don't know if I ever will.
The only thing you can do is get on their a s s . That is the only thing that worked for us to make any changes. We finally revotled. You have to get the other owners on your side.
