closing tomorrow, another utility q
So after months and months of drama we are finally closing tomorrow (even though we are locked in at a higher interest rate since may and now the rates are SUPER low, which i'm peeved about  ) but now we found out that the sellers are not leaving until july 1st. When we call the utility companies do we state the change effective the closing date or the date that they actually vacate? Thanks!!!

the date they are actually leaving UNLESS you know that they are turning off the utilities earlier. If so, then that's the date you should go with so you don't pay fees to turn it back on. (or at least this is what I was told when we moved)

Unless your contract states something different (which it shouldn't), you tell them the date the sellers are moving.
Also, make absolutely sure you get money in escrow at closing that will not be released until after you do a walk-through once the sellers have moved out. We let our seller stay two weeks after closing. Thankfully we had money in escrow b/c there was damage between closing and move out.
