cape dormers

We have a small cape and in the future we would like to dormer it. What are the different types of dormers that we can do? We wouldn't want anything too big. Is there a type of dormer you can do that won't increase your taxes? Pics would be great too, thanks!

The front dormer and the rear dormer can also be the full length of the house - So it will look like a full dormer from the front of the house, or from the rear of the house.

I think with a Full Dormer you could get 4 bedrooms and 1 full bath

or

3 Bedrooms, Full Bath and a Master Suite with Full bath and Closets.

Front Dormer or Rear dormer could give you 2 to 3 bedrooms.

Thank you! It won't be for another few years, but I'm trying to figure out what we should do with our cape. Up the stairs of our cape we have 2 big bedrooms already. One on the left and one on the right. We'd really only want to add a full bathroom and another bedroom up there. So we'd have 3 bedrooms and a bath upstairs. Do you think we could get away with just a rear dormer?

We are in the same situation - We have a levitt cape that has 2 bedrooms on either side and a closet in the middle

There is a house on my block that just sold. They did a front dormer and a half rear dormer.

They have a huge master bedroom, his and her closets....Room for a master bath but it was never done.

And they also have a full bath and 2 other bedrooms...

we have the same layout and are thinking adding a dormer also to make it 3 bedrooms and a bath.

There are so many things you can do to a cape.

If you build out instead of up and change the footing of the house, the taxes will go up a lot.

So if you dont want that to happen, then build up.

I am assuming that a full dormer has to cost around $100k maybe more. But I dont know for sure because I never had it done.

This is the house I grew up in, also in Levittown:

Here is the floor plan:

A was the original footprint of the house. B was put on first, as a garage, and later converted to a tv room. F, (the porch and A-frame) was also put on the same time as the garage.

C was done next, that's only an extension on the first floor. D is a back patio.

What you can see in the picture is a 2nd floor dormer out the front, but there is also a smaller one out the back too. That enabled us to have three bedrooms upstairs and a large bathroom. The two new bedrooms created by the dormers had walk-in closets and the one in the front with the two windows is the master.

We never had vinyl siding on the front, those big columns, the white vents, or those big doors. And we had a big beautiful tree that they cut down.

I think it was a cape the original footprint of the house would be the part where the chimney is. The rest all around it was added, but it sounds to me like their always was a second floor (whether it was an attic, unfinished space or two large rooms).

Levitt made two versions of the houses.

The cape and the ranch.
The capes layout originally was the stairs in the front middle, kitchen on the right of the stairs, living room on the left of the stairs, master bedroom in the back left, closet in the middle, and boiler under the stairs, bathroom on the right and second bedroom behind the bath

Upstairs was originally all attic space

The ranch is different
On the original house you would walk right into the kitchen. In front of you was a fireplace, and I believe the boiler was next to it.

In front of you was the living room on the other side of the fireplace, and the stairs to go up on the far right of the living room.

On the right of the kitchen was a hallway, with a bathroom and a few bedrooms.

I guess upstairs was originally an attic...but im not sure with the ranches.

The original capes were $6999 and they were started to be built in 1948 and then the ranches were over $7499 and they were started to be built in 1950

Hi,
open picture then right click your mouse pick edit go to file, if your picture is too big adjusted for by going to image then go to back to file and select "save as" you will see FILE NAME:which you will name your pic then below it will show SAVE AS TYPE:choose JPEG.
I hope this helps.

You're both right, it's a ranch. Stairs are in the back of the house, not when you walk right in the front door. The original front door.

But check it out, I knew I wasn't going crazy... mynassauproperty.com lists it as a cape too! Chat Icon

Yep, I have the ranch and it meets the description of the ranch above. Typical levitt ranch.

Thanks - I couldn't get them to post, so I put them in an album in my profile.

The before pic is my house. I don't have an after pic, but this house is very close to what ours looks like now, except on the left side, there is a little peak - to add a little character!
