Can't find a home
Why is this so difficult?
I cant seem to find any homes I like that meet my criteria
Looking for
At least 3 bedrooms 2 Bathrooms Not more than a 45min commute on the LIRR to Penn Station Not more than 13K in taxes Nassau County Has somewhat of a backyard Has a basement Don't want a split Don't want a ranch
Have been looking in Garden City, Rockville Centre, Manhasset, E. Williston.
Are there are any towns I'm missing where I could find this?

Re: Can't find a home
don't know the area at all, so can't offer advice on that end, but are you finding any homes with all of your criteria except a second bathroom? We're seeing a lot that we like down here in the DC area but few homes have a second bathroom, which we do want. So we're looking at places with the idea that we could put in the second bath ourselves. Just a thought.

ITA!!
the commute from seaford to the city on a non-express train is about 1 hour, but on an express train in the morning it's about 40 to 45 minutes.
i would definitely look in bellmore and merrick, and also east meadow.

I did think about Merrick and I am gong to sent up some appts to see some homes in South Merrick this weekend. I heard something though about having higher home owners insurance because it's so close to the water? Is that true?

Re: Can't find a home
We are buying in Baldwin Harbor and found a house with 3 bedrooms all upstairs, 2.5 baths, full basement, fireplace, hardwoord floors, 10K taxes everything we were looking for. Only caveat is that the school district is supposedly not the best once you hit jr high and high school (elementary is good) but we were ok with that since this is our 1st house and not our forever house.
We are less than 1 mile from the water and had a horrible time finding insurance. That being said, the insurance premium wasn't really that much higher than it is for homes not near water.

that is possible, but there are a lot of areas closer to merrick road that are not near the water. it will also help if you look north of merrick rd between merrick and sunrise, that's not near the water at all.
you will see higher taxes there because of the SD but you mentioned your limit was 13K and i think you should be fine in merrick.

Re: Can't find a home
What about trying to find something in Williston Park in the Herricks SD? There are all of those streets over there that start with "Cs" like Capitol, etc. We almost bought there but dropped the ball and did not move quick enough. Anyway, some of those Chatlos colonials are pretty sweet and fall within your criteria.
We had much the same criteria that you have and ended up buying in Floral Park but our lot is really small (40x100 and its all house - not much yard)! I think you might want something a little bigger than offered in FP.

Is your price range reasonable? or are you looking to spend less for these areas... Try Oceanside with RVC schools

Re: Can't find a home
that's why we started looking in Plainview and Bethpage.
Bethpage's taxes are much lower due to the industry in the town..cablevision, grumman..

Looking for not the cheapest but defintely not the most expensive...towards the lower middle range if that makes sense!

Re: Can't find a home
I just purchased in East Meadow and love the area. I am in a completely quiet residential area - there are lots of pockets of communities in East Meadow with lots of maze-like interior streets away from the main roads and pass through traffic yet I am only 1 mile from any major highway or main road. The commute is from either the Hicksville or Bellmore Stations - both are around 45 minutes to Penn.

Re: Can't find a home
try Plainview, Port Washington, Syosett and Franklin Square.
Also consider West Hempstead in the Franklin Square School District.
Good luck!
