Background check for new tenant
Can anyone run one for me? Realtors?
Also, do you think $2700 a month in income is ok for a $930 monthly rent?

Background check for new tenant
It's about 35% of their take home pay. Assuming they don't have large amounts of other debt, it's sufficient.

and that's why I asked for the full bank statement to see what other stuff they pay for. They sent me a print out that just shows deposits. It doesn't show debits including rent payments and utility bill payments. They were approved by the complex for a rental but wanted to do a 15th of the month pay..fine with me, they can move in on the 15th. The complex only allows 1st of the month payments.
The credit score wasn't great but ok of about 650. I really need a background check. Their currently landlord sent me a letter of reference.

The only thing that I'm hesitating on is an eviction report. Hoping that I can get one in the background check.

She sent me the bank statement. They do spend every dollar but nothing crazy. Regular stuff. Lots of foljs live paycheck to paycheck and do fine. As long as they pay rent first!

I work for a background screening firm. First, you need a release to conduct a background check. This will allow you to have authorization for the background check.
Next, if you choose to do a background check make sure the checks come from an accredited background screening firm. For eviction searches, the searches will be conducted on name match and some reports show SSN.
Criminal background checks should be coming from the court administration office not a database. NY charges $65 for the search and covers ALL counties. You may pay a little more to cover the service that the background check does. We charge $72 to do the NY criminal search. The criminal checks will search with the name and DOB. The criminal searches are within the last 7 years. If something comes back from 10 years ago and someone is serving probation, legally it can be provided.
BUT DO NOT DO A DATABASE search.
