Approx. how long does it take to close?

DH and I are currently renting and our lease ends June 30th. If it takes 3-4 mos to close, it is proably not worth it to break our lease...

It can take anywhere from 45 days to 90 days I would say. It all depends on how things go, if any problems come up, and the speed of the lawyers

It took us 2 months to close. Our lawyer was horrible too.

it totally depends on many different factors...
you can put into your offer that you cannot close until the end of june, but then you risk losing out if they need to close sooner.

Could you look into renewing your lease with a clause that you could break it with 60 days written notice? That's what we did since our lease was up on 1/31 and we didn't start looking until January.

From signing of contracts to our closing date, it was one month and 5-7 days (so total 35-37 days). We're paying our first mortgage payment March 1, and we're paying rent for the last month and a half that we have our lease.

No... we can give 60 days notice and break the lease with a 2 mo penalty, but we figured we would just keep the apt if we were not going to close until April (paying for May and June would be the same as the two month penalty...)

That is if we find a place of course!

It took us 2.5 months to close. If you can afford to though - i highly recommend a little over lap with closing on your house and vacating your apartment.

We put an offer on a house on Oct 10ish - and we closed Dec 1

Anything is possible - but we knew what we wanted when we went looking.

mine took 3 months but i credit my stupid mortgage broker for the delay with that.

my landlord was a PITA. I told him in October that we'd be moving by January 1 (lease is up March 31.) He lets EVERYONE out of their lease if they give notice. Not me. That's the thanks I get after giving him $$ for three years. I'm subletting.

we placed the offer dec 5, signed contracts dec 15

went to closing jan 26

We closed within 3 weeks of signing the contract. The house was investment property, so there was no one living there.

I would definitely look. It depends on so many factors. We are taking a while to close because we wanted it that way. We signed our contracts in the middle of November but we wanted to close at the end of March because our lease is up on April 30th and we couldn't break our lease either. Now we are closing about a month before but we will be away for the first 2 weeks of April so we had to do it that way.

Ditto I agree! We are doing this so we will have about a month overlap from the time we close to the time our lease is up! Repairs will be done prior to moving in!
