Applying for a mortgage
Where do we begin? What banks should we try? I am so lost when it comes to this stuff.

I went through a broker. For me it was the best option. I did not have a lot of time on my hands to be doing the research on rates, etc.. so I went through a broker who did the leg work for me.
He was awesome! If you want his info, just let me know

We used Bank of America and definitely recommend them.
We got a No fee, No closing cost, No PMI mortgage through them. We were dealing with a broker at first, but the fees were ridiculous and the rate was so much higher than BofA. Plus, we would have been charged PMI with a broker (we put 10% down). So happy with BofA so far.

The BoA no fee program is a good one. Would definitely recommend.

I did this as well and was very happy with my experience.
He was able to float the rate after he locked us in and we ended up getting a better rate.
His fees weren't that high - and for the amount of work he did - were well worth it. He got most of his commission from the bank.

I would shop around a little if you have the time.
We never used a broker so I can't speak from experience on going the broker route but we went and got pre-approved by 3 banks and will be going with whoever's rates are best when we're ready to lock in.
