Anyone have experience with having a house built from the ground up?

We are in contract for a new house in SC.

The mortgage is being worked on and the lot and house options are all picked.

What should I expect?

This is going to be in a builder's community if that makes a difference.

I built my house through a builder from the ground up and so did some of my friends. I can't speak for your builders but I can for myself but you can expect some delays etc. Also get an engineer ready for when it is completed and you do your walk through. I thought because I was going to have a new home everything would be fine but there are a lot of little things I wished I had a professional to really nit pick. Also research the heck out of the company you picked, i researched mine but not as well as I thought I did to find out there were lots of things off about them. My friend's builder as well ( they used someone different) I would also ask for as many walk throughs during process and have your hired professional on hand. Had I done that I think they wouldn't of skipped out on insulating my walls. Get yourself as educated as possible and also if you are going to have a home owners association etc. find out who they are going to be. Feel free to fm me and pick my brain for anything and everything. I think if I could of done that I wouldn't be living the nightmare I am today.

No problem. There are things that were wrong that I am sure a prof. would of picked up on. Like a toilet being cracked and repaired with compound. The thing didn't show that it was broken until after my warranty was up. my entire neighborhood was given faulty hot water heaters, some were lucky and had it break while under the warranty mine unfortunately didn't. We had "upgraded appliances" in reality I am replacing them one by one because they were bottom of the line G.E ones that hardly work. Also when you have a walk through after you have moved in list everything you can possibly think of. I put painters tape on every single nail pop. As you live there go over it with a fine toothed comb.

Expect lots of delays. I am in Queens and we were delayed a year because of the C of O..they said the "city" was to blame because of paper backup.
The house will settle.. A LOT! So expect many cracks and shifts. I think all builders cut corners & try to see if they could get away with it. Our builder did not allow any walk throughs what-so-ever. But we found a way around that Chat Icon
New construction is great,everything is fresh..you are the first & only owner. The downside is that upgrades are a rip-off & what the builder gives is shi%. We are in our home 7 yrs and have not stopped replacing & remodeling since day 1.

We are in the process of building, but don't have a builder. We are GCing the job so it is a little different for us.
It is a very long and stressful process, but well worth it!

LONG and stressful! Don't worry in the end it will be ok, but don't expect

to stay in any sort of time frame. Also I would expect things to go wrong

when you move in(that the builder will be 100% responsible for).

Just remember that no one has actually lived in the house before so

when using things for the first time you will realize if they are not working

properly. .Also agree about the house settling. You will be getting a lot of cracks for a while. Chat Icon Good luck.

We built our house from the ground up as well. I'll differ from everyone else and say that ours did not actually take long at all -- it actually went ahead of schedule. BUT, we werent living in the area (we were living in GA, building in NC) and only got to do about 2 walk thrus -- big mistake. We werent able to catch several mistakes in time to have them corrected. Also, the builder cut corners and it was easy to do since we werent there to check up on it constantly. FOr example, our walls are super thin and poorly insulated -- something we could have caught had we done more frequent walk-thrus.

Expect the house to settle A LOT. Doors will start to sag or shift, cracks will appear in the walls, if you have crown moulding it may seperate in the corners...these are all "normal" things due to the settling, but it can get very tedious to fix them constantly.

And lastly, since no one has lived in the house yet, there will be a lot of little kinks to work out. You'll notice in the first 2 years lots of things that dont work, need to be fixed, should have been done differently, etc. Even simple things like where the builder had electrical outlets or phone jacks installed -- you'll find that it isnt convenient for your furniture placement. These are all things you need to keep in mind.

Yeah they were great in the beginning and then it went down hill. I heard from alot of people. Good luck with the build. we didn't have a hard time at all having it built and it was right on time. We bought in the last section of the development and it was done in about 6 months. We never lived in the home either we rent it out we still live on LI

Our development is almost filled. There are 9 or 10 spots left after ours is purchased. I'm hoping its close to being on time, because I have to move down in July-August, so I can get settled for the new school year, and we are going to have to find temporary housing in th mean time.
