 | How many homes did you look at? Would only seeing 1 home and making an offer be completely outrageous?  That is the only factor in me not making an offer.
 Hopefully on Thurs, we will see more, but there is not much more for sale in our price range in this area that we want.
 
 The home has been on the market for 3 months, sellers are motivated.  We would like to make a low offer to see where they are at.
 
 With the rates going up, I don't want to hang out too long searching.  We are locked in as of yesterday on this house for 60 days.
 
 Only thing negative about house is:
 all the rugs have to go, so new floors will have to be put in ASAP(
  ) The yard is at a slight hill, so I am nervous of the water that may collect.
 no garage...DH is disappointed, but there is plenty of room to add on at a later date.
 
 positives:
 there is affordable housing in Charlotte, but the neighborhoods are not ideal.  The neighborhood is one that we love(one of our top 3) has community pool and fairly low association fees.
 we will be in the cheapest house on the block, and the next block over, and the next one after that.

 Also wanted to add:  we have been doing a search over these 3 subdivisions for over a year.  usually everything goes quickly, but due to rates things have slowed down.

 thanks..now stupid question...if we make an offer and they accept how locked into the home are we?  can you walk away at that point?

 anyway - we looked for about 1 year.  We went to every open house, even ones slightly outside of our range to get an idea of what you could get for the money.  Don't worry about the rugs and stuff - you will always have to change stuff like that.

 Sounds like you know what you want and have been looking - making the plunge is always a bit nervewracking - but go for it!

 I would speak to your real estate agent on that one-- it's different in every state- but I think really you can back out any time up til right after the inspection. Since in theory, if the report did not come out ok-- you'd want to back out anyway.
 
 Even if a seller accepts a bid, they still continue to show in case the offer falls through-- but, I think generally the process protects the buyer more than the seller-- you definitely have wiggle room.

 | Re: How many homes did you look at? We backed out of a contract once.  Our lawyer had our deposit but didn't give it to the seller's yet.  Turns out the sellers lied about a few things so I didn't trust them.
 Contracts fall through all the time - and if you get out early enough then you may not lose any $$.
 
 BUT - if you feel this is the house for you than I say go for it.  YOu are always going to have doubts and second guess your decision.  If it feels right - then it probably is.

 | Re: How many homes did you look at? before we got out house we looked at 2 other ones, this one was the 3rd house, we wanted to stay in the area..we moved 2 blocks away from our old house ( we did not own it and was in the proccess of buying it from a relative and the deal went bad)OUR house is soooo much better then the house we original was going to get

 we out offers out and were accepted several time, until you go to contract and both parties sign you can walk away freely
