Re: Buyers Agent Question:

sellers can cooperate with sellers agents (work in the sellers best interest), buyers agents (work in the buyers best interests), or broker agents (do not represent the seller but represent themselves). so if the seller is cooperating with all 3, then you're fine with buyer agency because the realtor will get paid from the sellers proceeds. being that its a buyers market, this has become very popular.

HOWEVER, one thing to be leary of with buyer agency is that IF the seller isnt cooperating with buyer brokers, then it could make things complicated where you would have to pay the agent their commission. BUT legally, they have to disclose to you how theyll be representing the house prior to showing it to you.

Re: Buyers Agent Question:

I have yet to see a listing where it doesn't show a split paying a buyers agent

I feel like this is a great myth meant to scare buyers away from being represented

I have yet to call to see a house and have the listing agent freak that the buyer is represented... most never even come to the showing...

Re: Buyers Agent Question:

you have to watch at what percentage they will get paid.

ex: you sign with them for 3%, the house you want to buy is ONLY paying out 2%, (if the seller signed for total 4%), that remaining 1%, she / he better be willing to suck it up, otherwise ... say goodbye to the house.

DO NOT SIGN FOR MORE THAN TWO PRECENT, is basically the point...

i had very bad experience with the buyers agent doing this to us. then she tried to swindle the FIRST TIME HOMEBUYERS! awful, just awful.
