Both times we made offers, we had a price agreement within 24 hours. I think both times they got back to us same day with a counter -- or, in the case of the house we just bought, acceptance of our first offer! Chat Icon

If the sellers are OOT or don't get the message right away, I can see it taking longer.

We made 3 offers on 3 different houses.

1st house - took them about half a day, we went back and forth for a few days and stopped when the owners decided to increase their price on us.Chat Icon

2nd house - they took a full 24 hours and stated to come back with a reasonable offer. We left the table and didn't even attempt.

3rd house - we got called within 2 minutes of calling the REA and the owner negotiated directly with us and he agreed to our terms within 10-15 min and we signed the binder the next morning.Chat Icon

ETA: This all happened about 3-4 weeks apart as houses lowered prices, etc.

My Realtor put 24 hours on the contract but we have a response within 5 hours, negotiated one more time the next day and were in contract the next afternoon.

For us we made the offer on Saturday, heard back on Monday and then kept negotiating until the next Wednesday and finally agreed and we signed the binder Friday.
