 | Refinishing hardwood floors? Now that most of our renovations are done our poor floors are in rough shape. Has anyone had their floors redone? Was it $$? DO you have a company that you can recommend?

 | Re: Refinishing hardwood floors? We got a terrific price from our contractor--- 1.40 per square foot for sanding the floors back to the original color and 2 coats of polyurethane. I would definitely shop the job as I have heard of 3.00 per square foot as well! He is also removing and discarding all the carpet in the house- and doing this for 2,400 square feet, including the stairs. He is doing a lot of other work in our house so I think we got a break. |

 | Re: Refinishing hardwood floors? I can't recommend anyone because our guy doesn't do it any longer.  But, I can give you advice.  If you want shiny and want it to hold up for years, do a minimum of 3 coats of poly.  That's what we have and they come out beautiful everytime we clean them up. |

 I had my entire house done (4 bedroom colonial) with Moisture Cure poly, some repair work done and 5 coats (yes I am a nut but it looks like I have a glass top on my floor) for $3K cash.  The house was completely empty so it was a bit easier.  It took two weeks to do because of the time in between coats and the sanding involved after coat 2 and 4.
 
 first photo is master bedroom with 2 coats
 
 Second photo is livingroom with 5 coats.

 | Re: Refinishing hardwood floors? I'll ask FH who did ours. We were lucky and they were in great shape so we didn't even have to stain them but we had them use a new acrylic coat instead of a poly. It lasts like 10 years or something.  |

 | Re: Refinishing hardwood floors? We used an independent person (not a large company). We had our LR, hall, and DR done (not sure of the square footage-a pretty large LR but a small hall and DR) at $450. They were sanded and 2 coats of poly. |
