Anyone build an extension?

We have a split and want to build an extension on top (master bedroom, bath another bedroom)....did anyone do that?

What are the procedures? we live in Nassau County...are the permits expensive?

also what is the budget we should be looking at?

The permits go by the town you live in. You will need to hire an architect to draw plans. The plans will need to meet town approval, then the permits will be applied & paid for. They will check for a few things during the build. They will inspect & approve the framing & the roof to make sure the plans were followed and they are to code. They will also check after the plumbing & electrical are installed. I think there is a final inspection at completion, but I am not sure b/c my friend is not up to that yetChat Icon

Try to use a company that will help you with the permit process. It is a real time-saver.

PLUS. Make sure that all the contractors you hire are license & bonded & are able to work in your town.


Your budget will change depending on your materials, interior & exterior.

We have a front-to-back split and we are putting another floor on it (not a split floor - a floor going over the entire house). It will be about 1k square feet. It wil have two bedrooms and a bath, and a master suite with a walk-in closet and a bath.

We got estimates of about $145k-$200k. It depends what type of materials you're using, are you getting basic baths or upgraded, getting the whole house re-sided or just the new part, hardwood floors or carpeting, etc.

We hired a contractor and got the plans drawn up. Right now the plans are with the town and we are waiting for permits. We also need a permit from the DEC (most people don't need this). As they progress through the job, the town will come to inspect the work to make sure it's up to code. We were told the whole job would take about three months.

We have a Levitts house. We were told to count about $200/sq ft for the extention to the back of the house in the LV area (not counting electrical work, etc...). Just the construction.

They told us anything under 10x10 would not be worth it.

We are not considering how much it would cost to convert the garage.

I have friends who "blew" the top of their houses (full dormers!). It cost about $100K to $150K
