DH already had a house and we are both "budgeting people". We have alwaysd made sure we live a lifestyle under what most people would live for our salary. DH and I made up a budget when we got engaged, we adjusted it after the wedding (bascially what once went to the wedding is now diverted to our next house fund). Now that we found the house (we were barely looking but it all happened in about 5 minutes), we sat down again and examined worse case scenario and would we still be able to do it. Even though we do not have children yet we also budgeted for life insurance and day care on our current salaries. OF course, right now, that money can be used for investment/savings but we know it's there if our situation changes all of a sudden.
We also sat down and spoke with our parents, especially DH's parents and asked them if they could help out with childcare. They are both approaching 70 so I would not ask them full time. Again, that helps but we can't count on it in case they can no longer do it.
There are mortgage calculators on many websites. It's good to track your expenses by sittting down and examining all of your payments (cable, loans, phone, cell phone, groceries, insurance, etc.). Quicken is also a good program. Yes, it takes some time to input the info but it gives you a very good visual as to where the money is going, most people are shocked to see how much they spend on entertainment, presents for people, Starbucks, etc.
