Home Sale question

How long should it take to get photos up on the listing posted on a realtor website? Zillow shows nothing but a map and Trulia shows a photo from like 5 years ago and we have made significant changes to landscaping and front of house. It's been 2 days now and still no pics.

We did receive an offer slightly above asking in the first 24 hrs but now they want to take a 2nd look after we accepted their offer and they keep rescheduling. We are not in atty review yet. I am not getting a good vibe and I'm annoyed at our agent because we could have more potential buyers if there was something to actually see.

I would contact your agent and voice your concerns about the photos. Remember nothing is final until all contracts are signed.

I know nothing is final until contracts are signed and that's the reason why I'm annoyed photos weren't included in the listing.

Ours took 2 days from when they were taken. MLSLI is always the slowest. Zillow tends to be the first to show the new pictures.

Are your pics up on MSLLI? Once it is, they go almost simultaneously out to the other websites. It could take a few hours to update, but when we sold, Redfin was updated within the hour.

If you tried clearing your cache and the pics are not appearing, then your agent may not have posted it on MLS.

When I list a home pictures would be uploaded immediately. Communication with your agent is important. Reach out and ask what's going on.

We were originally told that they would be up same day and 2 days later they still werent. We had to ask 3 times before they actually went up. So far original offer still stands and hope to be in contract beg next week

Zillow and Trulia are not like other real estate sites. They are third party websites, so they don't feed off of MLS the way other ones do.

Typically, once I upload a listing with photos to MLS, it can take up to 24 hours for it to filter out to all of the affiliated websites (and there are many, including realtor.com, redfin, etc.). But it usually happens much more quickly.

Zillow and Trulia are a real estate agent's nightmare, because we cannot control their content and they often will not correct errors, even if we reach out. I've had issues with old photos appearing on my listings, and if I contact them, they just refuse to update them.

I've had nightmare scenarios where Zillow even listed open houses with wrong times for my listings, and it's just impossible to get them to change it.

So I guess this is just to say that you should ask your realtor what is going on, but definitely don't assume it's his/her fault. Zillow is totally not within our control (and Zillow/Trulia are the same company), so we are usually just as frustrated as the client when it comes to issues on those sites.

For years, we have been asking our professoinal board to step up and confront these issues, but there have yet to be any changes.

Well that is an issue then! I thought you were saying the listing was on all of the other sites (with new pictures, etc.) other than Zillow and Trulia, and those sites are outliers.

Is it on MLS but not any other site? Or are you just saying it's not on the agent's own site, but it's on her company site and everywhere else? Most sites usually automatically pick up the listings without the agent doing anything, but I'd definitely talk to your agent to see if the delay is on her end. Most agents also have self-interest in getting their listings out to the public in the best possible light.... not just to sell the current listing, but to attract other potential clients. So if there's an issue, she should want to resolve it quickly.
