Has anyone successfully sold their own home

I would really love to sell my own home. I'm not quite sure where to start my research. Any tips or advice would be appreciated.

I haven't, but are you looking to sell your own home to save the REA fees, or because it's something you think you'd enjoy doing?

The question is your time and aggravation worth saving the money?

(I have no skin in the game)

A realtor has all the marketing, name and momentum behind them. They KNOW what they are doing from the initial price of the house to the marketing, open houses and niche things that come with their job. The staging, the clearing of all your personal items and making sure the house is "sale ready".

If you do it you will most likely get a yard sign in the front of the house and get the house on MLS. Then what?

SO is the wait for you to sell the house and learn the industry in a crash course (and possibly have no buyer, thus wasting months) worth the aggravation?

I do wish you luck no matter what you decide.

Thank you, I appreciate your reply. As I stated in my earlier post, I'm aware of how difficult this is going to be. If it was easy, eveyone would be doing it.

Right now there is hardly any inventory and if your house is priced right and in move in condition I could see it being an easy sale. A lot of buyers are offering all cash as well right now.

If you want to save the money and think you have a house people are going want you should try for sale by owner first.

I am not sure how to get your house on MLS without a realtor. You will need to be on a few websites to advertise your house otherwise nobody will know you are selling it. But for all I know you can put it on Zillow, etc. yourself, I just don't know.

When we were going to sell, I really wanted to try to do it myself. I just could not wrap my arms around paying $20,000 to a realtor. Back in the days before the internet, I feel like realtors had to do so much more than they do now that we have the internet.

But the hard part is really is dealing with the people, talking to them, reading them, negotiating with them, being available at all times to show it, having the house ready to show it, etc. Most people simply do not have the time for any of that, or the patience.

That being said, I do think it is do-able. I feel like if there were ever a time to sell by owner, now is it because there is so little inventory and if your house is good, it will sell.

IMO Finding a buyer in this market is the easy part. If your house is priced well and reasonably clean, someone will want it. But my realtor did more than just sell our house. He negotiated our purchase price and our sale, and did a great job on both. I was trying to coordinate a simultaneous sale and purchase, and I never could've managed that alone. There were CO issues that came up (not our fault - there was an unresolved issue from 1980!) and our realtor helped us steer our way through. He referred us to a good RE lawyer and a mortgage broker.

So... it can be done by yourself, but IMO a good REA was worth every penny.

As a potential buyer, I 100% agree with this. Houses that are priced right are flying off the market for asking price or higher! It's insane, especially with the all cash offers.

From my understanding, a lawyer takes care of mostly everything. A realtor just finds the buyer and negotiates price. But with this seller's market going on and sites like Zilllow and Trulia, I really don't see the need for a realtor if you are a seller (sorry to anyone that is a realtor!)

Just last night I went to see a house that was for sale by owner. That morning another potential buyer came to see and they put in an above asking offer. I was actually kind of mad at the seller because I would have appreciated that information before seeing the house as we don't live close by- which the seller knew. Anyway, the house just came on the market on Tuesday!

So I guess my point is, as a seller, it is not really necessary to use a realtor in this market especially because your lawyer perform most of the selling duties anyway. Good luck!

I'm doing a closing right now for a FSBO. Literally, all she did was put a sign on the front lawn. In her instance, a buyer wanted her particular location so it worked out.

It is a very hot seller's market right now. If you are realistic and price your house to sell, you can do it. I know in my town, just putting it on our local FB page and the FB buy/sell pages has been successful. Bear in mind though, that if a realtor brings a potential buyer, they want a commission and you are going to have to negotiate that.

The buyer is going to make their offer based on this though. so if the buyer can only spend 400k they may only be able to offer 392 if they have to pay 2% to a realtor.

If a seller must get a minimum of 400k on the house that deal wouldn't work for both sides. Hence the need to negotiate things if a realtor comes into play.

We are in the process of doing this right now - only because we mentioned to a few family members that we were going to list the house and one of DH's aunts would like to buy it.

So far, so good. We've entered into this as a business deal and the communication has been great. There's no sugar-coating involved, which can happen when friends/family are involved. We are clear about what we need to sell the house for, and she has agreed and is moving forward with the banks. We both have attorneys already, and this should be going through pretty seamlessly - fingers crossed!!

We didn't expect this to happen; it was simply word-of-mouth. We met with a couple of agents at our home before word spread in the family and we were getting ready to list it.

So I don't know how it would work to take it on yourself to sell to the general public, but maybe before you do that, spread the word among your friends and family? Maybe something similar will happen for you! As another poster mentioned, there isn't much on the market right now, so someone within your circle may be a serious buyer!
