Refinancing your house
We did this... Our rate dropped like 3 %, we also switched down to 15 year....
Something to keep in mind which I forgot, you will be paying less interest, so there is less tax credit at the end of the year when doing taxes.

we did the same exact thing last year, saved .50% on our interest rate but getting rid of pmi was key and we were able to go from 30 to 20yrs.
Can you explain to me how it helped u get rid of pmi?
We got a good price on our house 4 years ago, and the market has improved since then. We've also always paid extra on our mortgage, so in 4 years even though we only put down 3.5%, we now had 20% equity (plus the cost of closing costs, since the house had to appraise high enough to cover that as well).
We went from a 30 year loan with technically 26 years left to a 20 year and by removing the pmi, along with the extra we had been paying, our base mortgage payment was actually lowered a bit. We now pay a decent amount extra each month bc we just kept paying what we had been including extra before we refinanced. Our goal is to have it paid off in 15 years tops, hopefully 10. Our only debt is the mortgage and 1 car payment though.

We just did this too to get rid of pmi. We stayed with a 30 yr, so our payments dropped almost $400.

We're doing this now..streamline refinance dropping our rate and keeping the same term. Closing costs are minimal.
