okay, now i'm P-o'd
still not locked into a rate and the rates went up even more!!!! AND we have a tentative closing date for friday. W T F why are we not locked in yet!!!!!!! i just left a msg for the mortgage broker..
i am so angry

Did you tell the mortgage broker to lock you and they didn't? If so tell them that you want them to pay down the rate for you for their mistake.

If you told them to lock and they didn't then it's their fault. And yes, most loans you can pay down the rate. It can be costly so that's why I would tell them they screwed up and now you are the one suffering for it, so you want them to pay the rate down for you. Good Luck!!

from what i heard on the news it sounds like the rates are going up, but i don't know how fast. when was your on or about date? could the broker be waiting should the deal take longer? usually brokers want to lock you in.

okay..well, we are still waiting for part of the title to come in and thats why she didn't want to lock us in- she didn't know how long that would take. SHe said that there is going to be some kind of mtg broker conference tomorrow, and the rates could change tomorrow...but she doesnt know if its going to go up or down. If she sees its going to go up, then she will lock us in at what it is now..if its going to go down, then she'll lock us in with that rate. Also, she said if she gets us a 15 day lock in the rate will be less.

We locked on Friday and in the 48 hours prior it went up .25%
Announcement from the Fed is expected tomorrow and analysts are anticipating another increase but of course no one can be sure.
We really wish we had locked sooner.
As far as I know you can't just tell your broker to lock, I think you have to be there to sign something.
It';s not horrible, even with the rates going up they are still on the low side.

Why didn't you try what we did? I think I posted it on another post you asked about rates on. We locked in and our closing extended past the expired rate. We paid a few $100 to extend the good rate after it expired. It's worth it! We were waiting for the title and co's.

okay...well she's going to lock us in today for a 30 day...the co is in, the bank will hopefully clear it today, she said she might even wait til tomorrow and lock us in for a 15 day lock for a lower rate... this is so frustrating!
she locked in our second mortgage today though, 7%...is that good? its for 20 years.

Call your mortgage broker, it's different bank to bank.
We were told we could lock for 60 days when applying for mortgage or we could have a 20 day lock after mortgage commitment was received. No lock in fees. I didn't ask, but should have if it was business days or calendar days. It was in this case business days and I now really wish we'd locked a week sooner.
Ask every question you can. Length of time lock is good for? What happens if rates drop again before you close? what happens if your lock expires? What fees are involved? Can you buy points?
Make sure you understand it clearly because we didn't and ended up with a mortgage rate .5% higher than we anticipated.
