recommend areas to buy a home!
So we are looking to buy our first home. We are keeping our budget low as we want to be able to afford the home on 1 salary god forbid we were ever faced with job loss or I want to stay home when we have children. Therefore our max budget is 240k. We would like to stay in Suffolk. No further east than selden. Please recommend areas that are affordable with decent schools and taxes! We found one house in bayshore we love (just south of Montauk hgwy) with at 239k asking price and taxes are 11,500 they are a bit higher than we wanted but this is our top contender right now. What does everyone recommend?

We're in Amity Harbor. Only issue is that some homes were hit by the hurricane. That may not happen again though and you may be able to find a bargain. People also may poo poo the school district because of diversity. I'm a realist though and know that I can run into problems with school where people have lots of money and no diversity. Just look at the drug problems in many of these highschools. I like our area because I feel like it is close to everything and there are many young, down to earth families and we don't feel like we need to keep up with the Joneses. Also a lot of people who live in my neighborhood have done so for generations and are doing well for themselves but not forced to live above their means.

Parts of Bay Shore go to W. Islip schools. We live in W. Islip and I have to say it is a great community. I really like it here.

Factor in flood insurance for most areas south if montauk I will double check but ours is around five or six hundred a year paid monthly as part of the mortgage. We're not considered in the flood zone but were required to get it after Sandy because we used FEMA funds. I would've gotten it anyway though after that. Also we were just dropped from our HO policy but I worked with Jen Jennings who is a LIF broker and she got me a new policy right away for the same amount we were paying with State Farm. Narraganset Bay.

If looking south of Montauk, find out if the sellers have an elevation certificate (or are willing to get one). That is what really determines the flood insurance cost in a post-Sandy world. It no longer just goes by the "zone" but the elevation of the specific house at issue.

Make sure if its bay shore the sd is bay shore or w. Islip. Stay away from Brentwood s.d. Does the house have an apartment? If so, that's why your taxes may be so high. You can always grieve them. My bf bought in bay shore 2 years ago, taxes were 12k now they pay 6.5 or 7k.
