Home Reno - opinons needed esp. from parents.
Hi everyone,
Right now I am toying with the idea of eliminating our third bedroom (located on the main level). I would like to knock down the wall that is between our dining room and this bedroom and open up the space significantly.
(I realize this could impact property value, but if we were to sell I think we could easily add the wall back....)
My question is really to parents who have more than one kid..... It would mean that our future children would have to share a room until we built on or moved... Is anyone in this situation? How was it? How was it having an infant in the same room as a toddler or small child.....
Also I should add that we would not be comfortable with a child alone on the main level while we were upstairs and that room is not suitable for a master bedroom.
What would you do? I feel like opening the space would really do wonders to the mainlevel and living space. Right now that room is kind of a waste of space....

I think its fine when they are young... I shared a room with my sister growing up but it was a pain in our teenage years. I would think though it will def affect resale value to get rid of a 3rd bedroom, so I would just enjoy for now until you're ready to sell and then put back up the wall if you can.

I personally would not buy a house with bedrooms on different levels. To me that is a non starter. Everyone is different and looking for different things in a home.I love a big living area though. If this is your forever home then do what you want but if you are looking to sell it is harder to make that choice.

I don't think this is our forever home. If we decide it is, we'll add two bedrooms upstairs. And if we decide it isn't we will sell. It is easily enough and relatively inexpensive to put a wall back up. So I really am not too concerned about that... It's more the drama that goes along with kids sharing a room.

it depends on what you are comfortable with. i happen to agree with the poster that mentioned they would not want to have a child on a separate floor then them so the kids would have to share a room and deal with it. but thats just me
my friend has 2 boys (now 3 and 5)...when the youngest was first born he stayed in their room (in a crib) until about a year old bc they didnt want him waking his brother when he woke during the night (he was and still is a 5am riser). they started sharing a room and to this day she has issues with them waking each other up in the middle of the night.

We gave our 3rd bedroom up for use as a playroom. We have 1 child but plan to have at least 1 more. Giving up the 3rd bedroom did not involve knocking down walls but the room is done completely as a playroom. We knew when we did it that when we have another the kids would be sharing a room. And we are fine with that. We plan to have them share til the youngest would be 5ish.

We have a cape and we originally took the wall down between the two rooms. Otherwise I felt there was no living space downstairs. We have now expanded the upstairs to 4 bedrooms. My brother had just 2 bedrooms upstairs and the kids shared a room for a long time until they built a master bedroom downstairs for themselves.

before doing this I would think to yourself, when you have kids where do you plan on them having a playspace....your living room, your den, their room etc.
We have a small den off our dining room, I used to think it was wasted space. Then I had kids. Now its our playroom. I am so thankful while the kids are small to have this space. Or the toys woudl be everywhere!!!!
Now that they are getting bigger we are planning on remodeling hte basement to become a playroom area but for the last 6 years that room has been filled with baby stuff and toddler toys etc.....

I, personally, would not get rid of the bedroom on the main floor. I would never want my kids to share a room. Too much hassle, especially if they are different genders (which mine are). And fwiw, we have a cape and our daughter has the downstairs bedroom, while our son's room and master are upstairs. Has never been a problem thanks to video monitors.
