Nob Hill type areas

Ok, this weekend hubby and I looked at a couple of units in Nob Hill Condos in Ronkonkoma (actually in Nesconset, but technically Ronkonkoma). It isn't reducing our commute which we REALLY WANT TO DO, but the maintance is very low and there is tons of parking available. Also, it is a community we could see ourselves in.
We do really want a house but aren't 100% we could swing it. We also don't want a Co-Op. Our budget is around $275Kish and don't want more than 5K in taxes including maintance (Nob Hill is only $300 per month in maintance, pretty great!). We did get pre-approved for a little higher (actually $295K, but we don't want to go with our peak). I want a reasonable morgage and in Nob Hill the prices are extremely reasonable plus we have friends in there who love it and it would be only around 5 minutes to the CI LIRR train station (which we both take now). Seeing Nob Hill gave us so much happiness, but we don't really know of other condo communites under 3K like Nob Hill.

I wanted to know if there were any other condo non-co op developments on Long Island NO FURTHER EAST than Hauppauge in that price range. If not, if anyone knows of certain middle-class communities dropping into our price range that would be great. Please help.

I lived in Nob Hill. Right before I started dating Scott I purchased a condo in there. It was a great price- back then. It is a nice place and very safe.

My friend and her husband lived there for three years. It's a very nice community and the people there were always very nice when I went to visit.
Plus, I would like the security at night thing, I think that is a great bonus.
And, even though it doesn't reduce your commute too much - it is right off the expressway and only ten minutes from the CI train station.
