What's included?
When a house is listed with let's say 6 rooms, what counts? The kitchen and bathroom(s)aren't counted, right?

All of the ones I've looked at include the kitchen. Few include the bathrooms but it's not unheard of. You can easily figure it out though - if it says 6 room cape that's 3BR and 1bathroom with a formal dining room, it doesn't include the bathroom (6 rooms would be 3BR, FrDR, LR, Kitchen). If it says 7 room cape that's 3BR, 1 bath, it probably includes the bathroom (or a basement if that's there).

If our bathrooms are NOT included, then the basement and attic must be included, because it won't add up otherwise. Here is what is says on my listing:
8 rooms
1st Floor: Den/Kit, Bath
2nd Floor: Liv/Din, Kit
3rd Floor: 3 Bed, 1 Bath
