Home Sale Questions
Hey everyone! Just a quick question- when does a home inspection typically take place? After an offer is accepted? Once in contract? Also, should the seller's real estate agent be present for this?

All of this, except the sellers agent was also present the entire time along with ours.

Thanks everyone! Friend is selling and the inspector, buyer's agent, and buyers showed up on Sunday unannounced for an inspection. My friend was uncomfortable letting them in without her RE present, but the guy was really insistent and pushy and got the better of her. Her RE was at a funeral, but my friend felt another RE from the agency should've been present or it should've been rescheduled. They also didn't let her know this was happening.

They had a key- they signed it out from her RE agency! I know- I wish she didn't let them in, but she's going to complain to her RE agency. Thanks!

I like to go to all my inspections- even if I can just get there for the end to hear the recap and be made aware of issues

Yes. He said it was because of the funeral. To be honest, she's just had issues with him from day one so it's one thing after another. She didn't know it was happening, she never met the prospective buyers or their agent before, and their agent was so pushy. It was just a really uncomfortable situation- and potentially scary if he wasn't who he said he was. Rather than just saying, I apologize, we'll reschedule, he started saying I've known your RE agent for x number of years as if that makes any difference to her whatsoever.
ETA: And she understands if he was at a funeral but then it shouldn't have been that day or someone from her agency should've been there. It seems like a lot of balls were dropped on this one. And the buyers agent was a slimeball. I hope he's reading this because he was a slimeball!

I would have let them in. Any "issues" that may come out of the inspection can be brought up with the listing agent after the fact.
As a seller, the last thing I ever want to do is inconvenience buyers, and if they are standing at my front door wanting to get in... I will reluctantly let them in.

As a young woman home alone in a towel with nothing scheduled, I think that's pretty chancey. I wasn't really asking whether or not you would've opened the door though- I was asking whether or not this is standard of practice.

Definitely. Since my friend and I know next to nothing about the process, we were then concerned that they took it upon themselves to show up and inspect the house without her RE agency knowing, but once she contacted the agency and they said they signed the key out to the buyers agent, it was clear they were aware of this.

We had ours done right after the offer was accepted then signed contracts. Took about a week total. The sellers agent was not present, just us, our agent and the inspector.
I can completely understand your friend feeling put out, and I'd definitely let the realtor have it. I agree with Ave in the sense that I wouldn't want to inconvenience anyone, but if I had been the buyer standing there I would have been mortified and apologized and just rescheduled.

sounds like your friends agent dropped the ball and never shared the information with her about when the inspection was. As far as the buyers and there agent being there, I don't find that odd at all I was at both inspections when we were looking for a home. The 1st one the seller was home so it was us, our agent the inspector and the lady selling the home.(but she knew we were coming) The 2nd one was just us and the inspector *our realtor couldn't be there* and the sellers were not home.
