Real estate advice needed for anyone willing to offer..
I am looking for some advice on the sale of my parents home...
So last year my parents made me put a "For Sale By Owner" sign on their front lawn to see what they could get...They own a modern, very well kept multi-family home in a nice part of Bayside...so the response was overwhelming...I spent two weeks responding to endless calls about their home. (I wrote MY number on the sign) So because there was such a big interest, they decided to take it off the market and wait it out a bit to get a better price....
Fast forward to last week, when a realtor contacted me because she remembered the house from last year and claimed she had the perfect buyers....I gave her a high selling price and told her its not negotiable. She agreed, showed her clients today and made me an offer of the full price an hour later...I told her the price did not include her commission.
This is where my advice is needed....
1. How the heck did someone make an offer so quickly??!!!! We are talking in the over 1 million range....
2. She told me not to worry about her commision because the selling price is the number we agreed on...huh?...So do the buyers pay us the full price and then pay her fee separately?...
3. I am wondering if maybe the price may have been low and thats why they are jumping on it...How can I check what my parents home can sell for?...
I am sorry I am rambling but this is happening so fast...I want my parents to get what they deserve and I want to take care of them..they are very hard working people and have shed blood and tears many times to keep what they have....

Bayside and Whitestone have VERY limited inventory on houses right now. THAT is why she got that price for you, people want to buy but sellers are still waiting bc they think the market isn't back yet and want to hold out, people who NEEDED to sell did that the last cple yrs so as a seller now is a perfect time in N.Queens. I bought a house and there were over 20 offers in the one day they did an open house, it went for 90k over original asking... CRAZY!!!
ETA: REDFIN is an amazing resource you can see what homes in the area comparable to your parents have sold for it updates daily. If you want to share your parents address with me I can look at redfin, we have been looking in Whitestone/Bayside for a couple yrs so I know the area/prices very well

That area is a Hot Commodity. I agree, Redfin is a great source for Comps. I saw a 40 x 100 move in ready, smallish house today in Beechhurst for 1,250,000. I have no doubt it will go for close to asking. I'm not putting in an offer because I need something a tad bigger. Good Luck. FM me who the realtor was that called, I know them all. Some are low-ballers by trade, maybe you can get even more! Good Luck

ok so I got more scoop...
I just found out that the actual buyers are a husband/wife team of realtors THEMSELVES!...
They are from a well known real estate office in the area and their agent is from a completely different office in the area!

PLOT THICKENS! Two guesses Legaz or the older couple fro Carollo. Sad that i know every broker in the area from looking forever lol

either way must be a great house! good luck! and be wary of taking their offer, brokers aren't going to overpay so maybe you can get more!

Doubt its the older couple from Anthony's office, those are actually his in-laws (my sister bought from him).. Douglas Elliman, the Greek couple? Geez, this has become a game. Sad that I know them all too!

Right before we found oru house in Whitestone we looked at a high ranch in this area, the thing needed to be gutted and totally redone, the realtor told me they had 6 offers at asking in two days everyone wants that area and nothing is available!

I would also suggest getting an appraisal to give you a completely unbiased and professional opinion to value. As far as the buyers agent commission they may work that in on the other end, you agree to a price and the buyer agrees to pay price plus the commission. Since the market appears to be so hot there I would take the time to get a good grasp on value before agreeing to any offer. Good Luck!

I would have a few other realtors come in and list it on the open market- it sounds like you will be multiple offers
did you sign anything with this agent? the situation seems odd- If I didn't want to represent myself- I wouldn't use an agent from a different office- I would have no problem representing myself as my own buyers agent (I wouldn't list my personal house)
I don't know enough about Queens to comment on anything else- I have a good friend that sells in the area- she would be able to help you

Dh and I were going to buy in bayside. Competition is so tight there, we didn't have the full cash offer needed to get in. Too many rich people, developers, people in the business etc . This was 3 years ago! People our age buying houses cash!
Check Redfin and see what you can find as far as comps go. I think you can ask for more. An appraisal is a great idea

So true, the house I saw yesterday that I posted about above already has an offer for close to asking. Unbelievable! Its not worth it but its the area. BTW... Cash.
