How lon until you start to worry when your house is for sale?

So my condo is currently for sale- we have had 7 showings with 2 more scheduled for tommorow so far. Obviously no offers.

How many showings before I start to worry? Cause honestly I already am- we need t osell this place so we can seriously start to look for a house on the other side of the state.

Don't worry yourself to death. As my realtor said " it just takes one buyer" so don't focus on how little or much traffic you have. Its still very early, you just got on the market.

I will say one thing,do your part, HELP SELL IT! Meaning, make sure you show your place in the best way possible. Keep it clean, neat & clutter free. You have one shot to make a great first impression.

I agree with this and will add try to be there to let people in for showings. Great them, give a brief rundown of the house/area etc, ask if they have questions and step out so they can look around. Real estate agents only know what is listed on the paper they are given, your agent may know more but she/he will not be there for showings. We did what i suggested with both our coop and house when we were getting a lot of showings with no offers. Quickly after we got a few offers and all offers were people I spoke with personally. You know your home and area best, help the agents sell it without being intrusive. Most people do not want to look around with you there but answering a few questions before you step out can be helpful.

How long has it been on the market for? The house we bought was on the market for 6 months before we saw it and ultimately made an offer. It wasn't on our radar before but after a price drop, we found it in our search.

My house has been shown more than 50 times. We have had 2 offers that didn't work out. We have had no negative feedback and price wise we are a smidge under comps. My house requires a specific buyer though. It's hard not to get discouraged but I'm just waiting for whomever is meant to buy this house walk through the door.

i definitly wouldntworry after only 7 showings! We were trying to sell ours fast bc we already bought a home - and we had about 7 showings the first two days it was listed, and didnt get an offer until 2 weeks later. Which was still considered quick

I think it definitely depends how long it's been on the market. 7 showings in a few days could be great, but 7 showings in a few months, not so good in terms of interest/activity.

Did your agent discuss with you the average days on the market for condos in your area? It's helpful to know that, just so you know what you can expect. I know that in some areas (e.g., Central Islip), there is a lot of condo inventory on the market (and even competition from new construction). So when you have more supply than demand, it can be hard to make a quick sale.

You want to make sure you are priced well -- with all properties, price is usually the key factor in determining how fast they sell, but it's really important with condos and co-ops. You want to look at comparable recent sales -- and with a condo, the most valuable and relevant comps are those in the same development.

And it's also helpful to know your competition. Are there a lot of units on the market in your development? If so, and if you are not the lowest price one, you really have to make sure that the additional value of your unit is apparent to buyers. Sometimes it helps to offer some additional incentive (e.g., bonus compensation to selling agent, offering to pay a few months' maintenance for buyer, etc.) to make your unit stand out. But in my experience, with condos and co-ops, it's all about setting yours apart from the others.

I also agree that it's important to get feedback from agents who've shown. Your agent should be able to do that to find out whether the buyers who've seen the unit have any interest, and if not, why not. If some negative comments crop up, you may be able to address them easily, and if there are things you can't change (they don't like that it's a second floor unit or on a busy street or whatever), you will have to factor that into your asking price.
