Have you ever subdivided property?
We have a really large property and DH mentioned possible selling the large side yard. It's definitely big enough for a house to be built on, buy I don't want to sell it. I told him we could look into it but I wouldn't want to do anything for at least a few years. I think we'd regret it honestly.

Id give my kingdom for a decent space between neighbors. I would NEVER sell it.

it's not as easy as it sounds
the real value comes from a buildable lot with board of health approval- utlities set up etc

I totally agree. Of course, some friends have put the idea in DH's head so now he's bugging me LOL.
