Re: what you can get on LI
well DH and I don't want to spend more than $300K on a house, and a nice one, not a 2 bedroom 50 yr old house that's falling apart.
hence the reason why I asked for info on moving supplies.

Re: what you can get on LI
i couldn't get past the first few lines without a chuckle
"From Colonials to co-ops, condos and Capes, there's plenty to choose from when spending a half-million dollars on Long Island real estate.
Buyers in that price range may be shut out of some high-end communities, such as Lloyd Harbor, Oyster Bay Cove and Sands Point"
In THAT price range...even if you DOUBLED that price range you would be shut of Llyods Harbor and Sands Point and a LARGE section of OB
you jump to such extremes

Re: what you can get on LI
This was the line that stood out to me...
In the price range ... there is a lot of inventory, probably twice as much as there was last year, but the bottom line is mortgage rates are still reasonable. They did go up, but it is still very affordable [to buy a home in that price range]," says Shawn Elliott of Shawn Elliott Luxury Homes and Estates, in Woodbury
I think very affordable is a stretch, that is relative, don't you think?

Re: what you can get on LI
they are also talking about $500K for a starter home or for a single person- that is a strench in thinking for me
for $500K I am NOT expecting a starter home
or a house with only 2 bedroom that they spoke about in LB

see i see that statement sooo differently
i thought they were saying:
rates at 5-6% are in fact affordable (they are...in fact it is the best one could have hoped for when purchasing a home...making that house MORE affordable)
as opposed to 8-9% which can really make a home at the same price with the above (5-6% ) rate now UTTERLY UNAFFORDABLE
so i guess i agree with what they said

I see your point. What I was thinking was that he makes a good point if you are just considering the mortgage rates, but calling a $500k house affordable? I am not sure that is true for most first time buyers.

I am not sure that is true for most first time buyers. this article reminds me of DH's co-workers who all bought their homes on LI 15 or more years ago. they all say to him "well, you both work, you should be able to afford a house, others can do it". then DH asks them "would you be able to afford your house if you had to buy it today"? their answer - no.
a lot of people just don't get it!
