Selling a co-op

We've been listed for longer than I care to think about. Some showings and interest, but nothing serious. How can I get this thing sold before my two year old graduates from high school? I know need to find a new realtor (how? We used our buyers agent from when we bought the coop to sell) but what else should I do, before I lose my mind?

I know it's very inconvenient and stressful to have your home on the market, and very frustrating to go through that and not get results!

Have you talked to your current real estate agent about why she thinks it is not selling? Has she given you feedback from the showings (since you said you are getting showings)?

I sell a lot of co-ops (including from other LIF members), and they can be challenging to sell. It's very important to price a co-op right... they tend to be viewed more as "commodities" than unique properties. "Comps" for a co-op or condo are really limited to other units in the particular building or development. So one recent low sale or competition that is priced below you can really hurt more than it would if you were a single family home in a larger neighborhood. Showing condition is also key. You have to be the "shiniest penny" in the building, so to speak. Working as a listing agent on a co-op requires a real attention to detail and a willingness to think outside the box on marketing.
