How to price your home?
We were on the market in 2010, but came off when the house I wanted to buy went into contract.
We were listed $50K less than we purchased in 2005. Now we have a realtor calling us multiple times and sending us info saying that we could get close to 2005 price.
I don't know whether to believe her or not, since I don't know if she's just trying to get our business.
So is it becoming a seller's market? Are prices coming back up?

How to price your home?
It is becoming a sellers market, and prices are coming back up. But not by much and not in all areas. Inventory in most areas is remarkably low, so when quality well priced homes come on the market, they go fast. Example, one of my listings has been on a day and we already have 2 competing offers.
And yes, if an agent is calling you out of the blue, then she is trying to get your business, although that's not necessarily a bad thing. If you want to sell, you will likely need an agent :)

the market has changed- but I really haven't seen prices jump
inventory is low- I wouldn't be calling anyone promising 2005 prices- we are def not there
I am selling most of my listings with in 30 days for close to asking
inventory is an issue in some areas- not all- and in those areas multiple offer situations are common
I sold 8 houses in January- all but 2 had multiple offers
there are still lots of buyers low balling and those offers aren't going anywhere
I just got an offer accepted 30 mins ago- I was one of 3 but the only one with a real offer- the others were low ball
if you are going to list again- I would get more then 1 realtors opinion

I'm curious about this as well... I want to sell my house before our taxes go sky high that no one is going to want to look at it. DH says we would lose a lot of money though so its not worth it...(we bought in 2010 when I think prices were a little bit more higher/inflated because of the whole 1st time home buyer incentive) sigh..
