Re: How can u go about verifying taxes
You really have to verify everything that's on the listing, including taxes. The listing agent should check on things, but there's no oversight to see that they do. Some listing agents will list the taxes with exemptions, like STAR, or not update them when the new taxes come out (in Nassau, new school taxes come out in October and new general taxes in January).
A quick way to do it is to check www.mynassauproperty.com, but it can be hard for someone unfamiliar with the site to make sure they are getting the full taxes. Also, if you are in a village with separate village taxes, they won't appear on there. So I always recommend calling the county assessor's office (or, in Suffolk, the town), and calling the village (if applicable) to get the most updated taxes.

We had a major issue with trying to find out what the actual taxese were on the house we bought last year. The seller's agent kept insisting they were a number that we knew was too good to be true (and turned out we were right) It was so aggravating.
