How much to get a finished basement legalized?

The town came to do inspection on something else and found our finished basement. It was done by the previous owner. DH said we have to get an architect, plumber, and electrician to sign off on the 2 sinks and 1/2 bath we have downstairs. Also, we have to make an emergency window. I am freaking out on how much this will probably costChat Icon We haven't even move in yet!

Anyone have any idea how to proceed with this and how much this may cost? We are in New Hyde Park.

I recently received a quote of about $6,300 to install an egress window in the basement.

That is HIGH!! We just had one put in over the summer for $1800 + cost of the window which my DH got for about $300. They dug the 6 foot hole, installed the window (which is more like a door bc it's huge), made support walls with cement and even put in custom safety rails up top. We used S&J Landscaping and Construction.

Some lenders aren't as strict about C/Os, especially if they are strictly interior improvements (finishing a basement or adding a bath, as opposed to something structural like adding an extension). A lot of times, lenders just won't add any value for an improvement that doesn't have a C/O, but they won't refuse to close. They kind of just pretend it doesn't exist. This is common with garage conversions - if there's no C/O, a lot of local mortgage banks will allow the closing, but they won't count the converted garage as living space for purposes of appraisal. Of course, basements never count in the square footage, anyway.

Local mortgage banks are more likely to overlook C/O issues than large commercial banks (e.g., Chase, Bank of America) or credit unions, which tend to be conservative.

Thank you so much for posting this!!!! We do eventually want to finish the basement and that is a much more reasonably price!

Are u in the village of Nhp or Nhp? The village is very strict.
