How common is this? As opposed to 1 month security?

This is the norm that I have always encountered when renting a house or an apartment from a landlord. They will usually let you pay the 2 months deposit over time.
ETA: A lot of the time they use 1 of the security deposits as last month's rent when you leave.

But I have found in my past, after people met me, saw records of my financials and proof of employment, they have waived it and only wanted 1 month rent.
This has happened to me 3 times when renting I think.
I think they got such a good impression and my references always checked out well, that they rather waive it because they said its so difficult to find someone responsible.

I've seen it before as 1st and last month's rent + 1 month's security. I've never seen it as 2 months of security.

I only had to give 1 month (in a complex) but I see rentals that want 2 months security and think thats a bit much, same as a broker fee. It's just a lot of money for people to come up with just to rent.

I've only heard of putting 2 month's down if credit is an issue, there are pets or if the tenant does not make a certain amount of $$$/is a student.

It's not uncommon.
A lot of times, 2 months security is requested if it's a whole house rental (as opposed to an apartment), and as others have said, it's common in other scenarios (newly renovated apartment, renting to a high risk tenant [e.g., students], renting to tenants with pets].
But like everything else, it's negotiable, and most of the time can be paid in installments rather than all upfront.

I have had all different situations.
First last and security First and security First and 2 months security
the 2 month security was when the LL thought my credit wan't good enough.

I offered 2 months on my current rental to make up for my less then perfect credit score
but in the past I have only ever paid 1 month-
