More then one real estate person?

I have a regular real estate guy. Been working with him for almost 2 years.. I was looking at houses on MLSLI and saw one that I liked, so I sent a message to the realtor to see the property. Done it before... I met the guy a couple of weeks ago and he showed me a house. It didn't work out. He said he would keep looking and help me out. Since the Hurricane hit, it is HARD to find a place.. He showed me another house last week. I never told him I had another real estate guy. Is that a big No-No in the real estate world? He wasn't very happy when I told him yesterday that I was seeing another house.. He was asking a million questions. Today I told him I have a real estate guy and he told me that I never told him that... Really... Does it really matter? I need all the help I can get... He was pushing me today to see the house that my realtor showed me yesterday and asked if I wanted to make an offer.. I only saw half the house! He was getting pushy and I don't need that. Nor do I like that. After our last text message, I doubt he will be contacting me anytime soon... Did I break some real estate code or something.. We are only looking to rent a house, not buy one..

Typically you should stick with one agent. I have used two when looking in different areas North shore vs South shore because I felt like I wanted their area expertise.

I mean, unless you sign a contract to work exclusively with one agent (which is really more common if you were a buyer and not a renter), you are free to use however many agents you want.

And I completely understand that the rental market is tight post-Sandy.

BUT - A real estate agent doesn't work on salary. We only get paid for the transactions we close. So I think, in fairness, if you are going to work with multiple agents, you should be upfront and let the agents you are working with know that. They might not want to spend their time (and gas) driving around to showings if you might turn around and rent through another agent tomorrow. Someone may not want to spend days/weeks/months working when there's a good chance they will never get paid. Or they might be willing to help you if it's convenient for them, but not go the extra mile if they know they don't have your loyalty, you know?

I don't know too many professional, full-time, experienced real estate agents who would want to work with a customer who is also working with multiple other realtors. It just isn't a good business decision for them.

You may want to just call up listing agents on properties of interest you see, rather than work with one agent. That way, you are not giving anyone the wrong idea, and you can see properties that way. But I think if you find an agent you like who you have a good relationship with and who will make themselves available to help you, why not stick with that agent? They may be able to give you the inside scoop on rentals that haven't yet come on the market and that type of thing. I think someone would work harder and more for you if they know you were just going to stick with them until you found a place.

If the agent is just rubbing you the wrong way because he is pushy or you don't feel comfortable for whatever reason, then thank him for his time and move on. Maybe someone else will be a better fit.

I'm not in real estate but I can understand why it would be frustrating for the agent, especially for a rental.

They don't make a lot of money off of them vs. a house sale.

From what I have seen, a broker's fee is typically just 1 month's rent.

I have tried to use broker's in the past for some of my client's who need specific housing and they will do a lot of work only to have nothing come out of it, especially when the person ends up finding an apartment on their own or in a complex with a leasing manager, which is typically the case.

I saw a listing on MLSLI and contacted the realtor that way. I have done it before with no problems from other realtors. He showed me 2 houses in my neighborhood (his area). I guess most others just go on with their daily business after that. This guy is new I think... I get a listings report with my realtor but I also look on MLSLI. They don't always have the same stuff. If I contact the realtor through the page, I am going to get different people. Not all of them can expect me to continue to work with them. I usually tell them I am working with someone, but I guess I forgot this time... Chat Icon

If you really like the Agent you have already, just let him/her know the MLS number and you shouldn't need to contact the seller agent. I worked with one Agent the whole time which helped because she knew what I liked/didn't like.

Yes, this is how it's typically done. If you don't want to work with one agent, you can contact all of the listing agents yourself. But that wouldn't be what I would recommend. It's a lot of work for you with no real upside.

That's why it's on MLS, to invite cooperating agents to bring theiir own buyers. But if you are contacting an agent directly to show you a property, that agent is going to expect that you don't have an agent. If you do, they are going to expect that your agent do the work of showing you the rental, helping you gather the necessary paperwork for the application, etc. It all comes down to this - Other agents are not going to want to do your agent's job for him and then give him half of their fee.
